Our aim is for you to appreciate how much we would like to be instructed to manage your property and how our flexible approach means that a tailor made package to take care of the management, maintenace, cleaning and accounting of your property can be created. In return we propose to offer you unrivalled service and commitment.

At Saxtons we aim to provide a professional and cost effective service. We believe that comunication is vital and make every effort to ensure that all residents are aware of what the service charge is made up of and how it has been calculated. Our Estates Managers provide you with a constant point of contact should you have any problems or queries.

With Saxtons you can expect the following:

Regular visits – one point of contact

At Saxtons we believe that personal contact is vital which is why every development will be appointed its own Estates Manager who will visit the property regularly to thoroughly inspect the site. At any time you can contact your Estates Manager by telephone and they will endeavour to respond as quickly as possible.

Cost control – Financial security

We present budgets and accounts for all properties on a regular basis and expenditure against budget throughout the management year. All support documentation is available for inspection by you upon request, and our Estates Managers are available for questioning on all financial aspects of the management of the development.

In order to best protect your interests, we place all monies in a dedicated bank account for the development and all interest accrued is credited to that account.

We arrange and review annually the insurance of the buildings, its common parts and services together with fire, accident, material damage and director's liability insurance.

Peace of mind

At Saxtons we recognise that emergencies don't always happen at convenient times, which is why we provide every resident with an emergency mobile telephone number to contact our Estates Managers for any problem occuring outside of normal business hours; they will endeavour to respond as quickly as possible.

Maintenance services

Prevention is better than cure and we recommend that we negotiate on your behalf planned maintenance programmes with contractors. Preventative measures are often cheaper and more cost effective than repairing problems. However, should anything go wrong we have contacts with a full quota of professional trades personnel from whom you can be assured of a quick and efficient response.

Often we receive commissions from such trades personnnel which we refund back to you.

Fees

At Saxtons we have professional staff who utilise the latest technology to provide a professional service. We believe that this makes us extremely cost effective and we are therefore able to offer you our standard full managed service for the fee of £55 (fully inclusive) per flat per annum. Such is our confidence in the quality of our service that this is charged monthly (unlike many of our competitors who charge quarterly in advance.
